Active Adult Pocket Neighborhood Community Planned in Texas

The pocket neighborhood trend is growing in the Lone Star State.

Kara Casa plans to open an active adult pocket neighborhood called The Cardinal in Kennedale, which is near Fort Worth, Texas. Plans call for 48 homes ranging in size from 800 square feet to 1,200 square feet, with prices starting at around $185,000.

Kara Casa recently received the city’s approval to build the homes on lots below the typical zoning square footage requirements, Founder Shannon Arnold told Senior Housing News.

The company is working on the project with design firms D2 Architecture and HKS Architects.

Integral to Manage Hunt Community Under Development in Colorado

Hunt Midwest is developing a 78,000-square-foot assisted living and memory care community slated to be managed by Integral Senior Living in Loveland, Colorado.

The community, The Capstone at Centerra, is slated to have 88 assisted living and memory care dwellings. Planned amenities include multiple dining rooms, a fitness center, bistro lounge, sunroom, beauty salon, walking trails, a gazebo and a dog park.

Hunt Midwest purchased the 4.7-acre site from McWhinney, master developer of the Centerra neighborhood in Loveland. Pi Architects will lead the community’s design, with Olsson performing land planning and civil engineering for the project.

Construction is scheduled to begin early next year, with a grand opening date in spring, 2022.

Perkins Eastman, RSA Real Estate Plan Senior Living Community in Ecuador

Perkins Eastman is collaborating with RSA Real Estate on a development with a “medical city” that will include senior living in Ecuador.

The two firms are scheduled to host a virtual signing ceremony for an agreement to develop the Master Plan for Ciudad Santiago Health and Welfare Campus, a medical city in Samborondon, Ecuador.

The overall master plan spans a 150-hectare development, with a 25-hectare set aside for the medical city. As planned, the site will have a 250-bed hospital, medical practice towers, office towers and a hotel. The development is also planned to include a senior living community purported to be among the South American country’s first.

English Meadows Plans Virginia Community

English Meadows Senior Living is on board to manage a senior living community in the works in Manassas, Virginia.

The community is slated to have 92 assisted living and memory care units, with an opening date scheduled for May, 2021.

English Meadows also began managing Maple Heights, a 50-unit community in Washington D.C. The provider has the option to convert the building to an English Meadows operation in 2021.

Methodist Retirement Communities Breaks Ground on $140 Million Project

Senior living nonprofit Methodist Retirement Communities recently celebrated the groundbreaking of Stevenson Oaks, a $140 million community in Fort Worth, Texas.

The 236-unit community is set to have amenities that include multiple dining options, a fitness center, heated swimming pool, auditorium, outdoor living areas, green spaces and walking paths.

AG Architecture is the project’s architect company, with construction services from Andres. Construction of the community is set to wrap up in 2022.

Work Underway for Two RLC Communities in South Carolina, Florida

Resort Lifestyle Communities (RLC) is celebrating the groundbreaking of two new senior living projects.

In Indian Land, South Carolina, the company hosted a groundbreaking for Greenway Square, a new $30 million, 180,000 square foot senior living community. As planned, the community will have a public-facing bank, pharmacy, gift shop and salon.

And in Lake Worth, Florida, RLC on Oct. 14 plans to host a groundbreaking ceremony for Palomino Gardens, another $30 million, 180,000 square foot senior living community. Like Greenway Square, the community will have a public-facing bank, pharmacy, gift shop and salon.

Expansion ‘Tops Out’ at Life Plan Community Lenbrook in Atlanta

Lenbrook, a life plan community in Atlanta, recently marked the “topping out” of its $116 million expansion project, Kingsboro at Lenbrook.

The community’s residents signed and left messages on a steel beam that will be used in topping out the construction of the five-story building. If all goes according to plan, the project will open in the fall of 2021.

Dallas Community Announces Phase 2 Expansion Underway

Dallas Retirement Village, a senior living community in Dallas, has announced that construction is underway for a second-phase expansion project.

The 60,000-square-foot expansion is planned to add 29 new independent living apartment homes, an indoor pool, spa and fitness facilities. Project partners include LRS Architects and Deacon Construction.

Del Webb Breaks Ground on Amenity Center in Florida

PulteGroup (NYSE: PHM), which counts Del Webb among its national brands, has broken ground on a new amenity center at its Del Webb Sunbridge community in St. Cloud, Florida.

The nine-acre amenity center, dubbed the Hammock Club, is slated to have a clubhouse, resort-style pools, a tavern and grill, areas to play sports, and a separate health and wellness building.

The amenity center is slated to open in 2021.

Oakmont Opens California Community

Oakmont Senior Living has welcomed 50 founding residents at Oakmont of Torrance, a new senior living community in Torrance, California.

The community has 87 apartment homes, with amenities such as a day spa, private movie theater and gardens for residents. Residents also have access to an onsite concierge physician. In the community’s dining venues, Oakmont’s chefs will sling seasonal menus with selections including rice, kimchi, edamame. The community will also plan themed meals, such as seaweed specialty days and “wok and roll Wednesdays.”

Oakmont of Torrance is the first of several Oakmont communities slated to be built and open during the 2020 pandemic.

New Solera Community Includes Infection Control Tech

Solera Senior Living has opened Modena Cherry Creek, a 96-unit senior community in Denver it owns and operates.

The community is equipped with PopID, an AI-enabled system that uses facial recognition, fever detection and hand gesture recognition in its Covid-19 screening process.

SRG Opens Memory Care Building at Texas Community

Senior Resource Group (SRG) has opened a new memory care building at its Maravilla at The Domain community in Maravilla at The Domain in Austin, Texas.

The new building has 34 homes designed for residents in the community’s Enliven memory care program. Amenities and resident services include a family-style country kitchen, housekeeping and laundry service, 24-hour staffing, family activity centers and social, cultural and recreational programming.

Avenida Partners to Open Active Adult Community in Illinois

Avenida Partners on Oct. 7 will hold a grand opening celebration for a new active adult community in Naperville, Illinois.

The community, Avenida Naperville, will have 146 apartment homes, each with a private balcony or patio, stainless-steel appliances, quartz countertops and in-unit washers and dryers. The communities include a fitness studio, clubhouse with a bistro, yoga studio, theater, library, private dining room, card room and an art studio. The community will also have a swimming pool and spa, barbeque and dining areas, a game lawn, fire pit and a yoga lawn.

— DMK Development has its eye on Owensboro, Kentucky, for the development of a new assisted living community.

— A $2 million donation will help fund a new dementia center at the Mercy Medical Center in Marion, Iowa.

— Cadence Living is set to open a new senior living community in Chandler, Arizona in October, 2021.

— Atria Senior Living has started work on a new senior living community in Cary, North Carolina.
