IntegraCare, Avenue Development Plan Community in Pennsylvania

IntegraCare and Avenue Development have announced plans for a new senior living community in York, Pennsylvania.

The two companies plan to break ground in the summer of 2021 on a 129-unit community representing a $30 million investment. As planned, the community will have one- and two-bedroom units, with access to amenities including physical fitness and therapy areas, a theater, hair salon, library, card room and a bistro. Some apartments also will have outdoor terraces or balconies.

Financing Paves Way for New Assisted Living Community in Houston

Counterpointe Sustainable Real Estate closed on $2.8 million Commercial Property Assessed Clean Energy (C-PACE) funding for a 108-bed senior housing community in Houston.

The financing will help support planned energy-saving measures, such as building envelope, interior and exterior LED lighting, HVAC and hot water and low-flow fixtures. StoneCreek Real Estate Partners is developing the community.

SilverPoint, Journey Capital Start Senior Living Project in Texas

SilverPoint Senior Living and Journey Capital are working on a new senior living project in Saginaw, Texas.

The management company and the developer have broken ground on Edition Senior Living, a new independent living, assisted living and memory care community with 93 residences.

The project is the fourth senior living partnership between SilverPoint and Journey Capital.

Tennessee Community Starts $75M Expansion

Blakeford Senior Life, a provider of senior living and care services in Nashville, Tennessee, has broken ground on a new $75 million expansion project.

The project is slated to add more than 50 new independent living apartment homes and a new memory care neighborhood. The work will also include new amenities, such as a fitness and wellness center with an indoor pool, salon and spa, gym and group exercise class space; multiple new dining venues; a rooftop bar and event space; an outdoor terrace; an art studio; woodworking shop; and a game room.

Truist Financial Corporation provided $46 million of the funding for the project.

Sparrow Partners Breaking Ground on Active Adult Project in Oklahoma

Sparrow Partners is breaking ground this week on a new active adult community in Norman, Oklahoma.

The community, Sage Cobblestone, is planned to have 168 units along with resort-style amenities including a pool and sundeck, fenced-in dog park, fitness center, game lounge, media lounge, community garden, library and pickleball court.

Rates for one- and two-bedroom apartments are set to range from $1,400 to $2,055. Residents will also have access to free activities, including happy hours, group outings, wine tastings, cooking classes, game nights and fitness classes.

Sparrow Partners is the owner, developer and builder of Sage Cobblestone, while its subsidiary, Sparrow Living, is the property’s management company. Others on the project team include architectural firm Kimley-Horn, Norris Design, Integrity Structural MEP and Joseph Lawrence & Co.

Capitol Seniors Housing Opens Community in New York

Capitol Seniors Housing has announced the opening of The Chelsea at Greenburgh, a new senior living community in Westchester County, New York.

The three-storry community has 101 residential suites, with amenities such as a bistro with an open-concept kitchen area; a club room; a library with access to computers; art studio; salon; sports lounge; club room; theater; fitness/rehab areas; and a separate dining room for memory care residents.

Chelsea Senior Living is the community’s operator.

Vitality Opens New Community in Georgia

Vitality Living Madison, a Vitality Living community in Madison, Georgia, has officially welcomed its first independent living residents.

The opening marks the completion of the community’s first phase. Amenities at the community include a wellness center, a heated outdoor pool, hiking trails, pickleball court, yoga and exercise room and game areas.

The community’s second phase is slated to open late 2022 and will include assisted living and memory care units.

Resort Lifestyle Communities Opens Senior Living Community in Ohio

Resort Lifestyle Communities has opened Hudson Meadows, a new retirement community in Hudson, Ohio.

The community has 128 apartments for rent in studio, one-, two- and three-bedroom floorplans. Amenities include an in-house bank, business center, pharmacy, fitness center, game room, 150-seat theater, general store and a salon.

Artis to Open New Memory Care Community in Illinois

The opening date is approaching for Artis Senior Living of Wilmette, a new memory care community developed, owned and operated by Artis Senior Living in Wilmette, Illinois.

The $20 million, 64-unit community is planned to open in the spring of 2021. Its design includes second- and third-floors “porches” along with separate living and dining rooms, pantries and laundry facilities. The community’s second floor also has an outdoor courtyard where residents can access multiple outdoor amenities.

Walsh Construction built the community, while Fitzgerald Associates Architects designed it.

Tuscan Gardens Opens Florida Community

Tuscan Gardens Senior Living has opened a new community in Delray Beach, Florida.

The community, Tuscan Gardens of Delray Beach, has resort-style amenities including great rooms, dining venues, lounges, fireplace, grand balconies, a Tuscan-style kitchen with a stone oven, theater, fitness center, beauty salon, spa and massage room and an arts and crafts studio. Outside, residents have access to a putting green, bocce ball area and crochet court.

Blake Management Group Opens Community in South Carolina

Blake Management Group has announced the opening of a new senior living community in Greenville, South Carolina.

The 91-unit community, The Blake at Hollingsworth Park, first welcomed residents in November. Amenities include restaurant-style dining venues, a chapel, theater room, fitness center and spa, outdoor spaces and a business center.

Capital Health Group Holds Grand Opening for Communities Near San Francisco, D.C.

Capital Health Group (CHG) in November held grand openings for two assisted living and memory care communities in Dublin, California; and Warrenton, Virginia. The communities are located near the San Francisco and Washington, D.C. markets, respectively.

In California, the company opened Elegance at Dublin, a four-story, 80-unit assisted living and memory care community. Amenities include outdoor patio areas, a restaurant, salon and spa, theater room, fitness center and a bistro and wine bar. The community also has butterfly sculptures designed by artist Matthew Placzek.

And in Virginia, the company opened White Springs Senior Living, a two-story, 90-unit assisted living and memory care community.

CHG’s affiliated management company, Elegance Living, is slated to manage the communities.

Ribbon-Cutting Marks Opening of Discovery Community in Florida

Discovery Senior Living this month held a ribbon-cutting ceremony at Discovery Village At Deerwood in Jacksonville, Florida, to mark its official opening.

The community has amenities such as a senior-focused fitness center, beauty salon and barber shop, indoor and outdoor entertaining areas and its own private tiki bar and fishing pier.

High Street Residential Completes Active Adult Community in Nebraska

High Street Residential, the residential subsidiary of the Trammell Crow Company, has announced the completion of Avidor Omaha, a 162-unit active-adult senior community in Omaha, Nebraska.

Apartment floorplans come in a mix of one- and two-bedroom options. Amenities include a hotel-like lobby; a bistro bar; a business center; an activity center and club room; pet spa; fitness center with yoga studio; demonstration kitchen; theater; and a resort-style pool deck with an outdoor kitchen, fire pits and a hot tub. Other services for residents include a concierge, a full-time activities director, indoor parking, private storage lockers, and a guest suite.

Grand Senior Living Community Opens Expansion

Summercrest Senior Living, a Grand Senior Living Community in Newport, New Hampshire, has opened the doors on a new expansion.

The project added 28 new independent living and assisted living apartments, a new cafe and marketplace, an expanded activity room, hair salon, elevated outdoor patio and a new entrance and reception area.

Housing and Urban Development (HUD) funded the project, with equity contributions from Summercrest’s owners: Grand Senior Living, Hospital Hill Realty, Stephen Gunnerson and Valley Regional Hospital.

Grand first broke ground on the project 2019 and moved in the first residents earlier this year in October.

— Dallas is slated to get a new $24 million, 144-unit senior housing community geared toward serving the middle market.

— Evergreen Real Estate Group and CJE SeniorLif have started work on Evanston Senior Housing, a 60-unit affordable rental senior housing community in Evanston, Illinois.

— A new small-home senior living community has opened its doors in North Haledon, New Jersey.

— An 85-unit senior living community is slated to open in Maple Plain, Minnesota.
