Trammell Crow Plans 15-Story Senior Living Highrise Near D.C.

Real estate developer Trammell Crow is set to grow its senior living presence in the D.C. area with plans for a new senior living highrise in the Northern Virginia area. 

The community is planned on a 10-acre development site in Falls Church, Virginia. It’s slated to include 217 units for independent living, assisted living and memory care. And at 15 stories tall, it’s twice the height of any other building in the city, according to a report from the Falls Church News-Press.

The community also is planned to include ground-floor retail, and the plans call for 125 parking spaces along with other amenities.

Construction is expected to start sometime in 12 to 14 months, with an expected completion date 30 months after that, according to the report.

A representative for Trammell Crow did not immediately respond to a request for additional comment.

Falls Church is located about 10 miles west of Washington D.C., — and Dallas-based Trammell Crow is not the only operator with its eye on the region and the hot D.C. market.

Senior living operators growing in the area include Benchmark, Mather in nearby Tysons, Virginia; a new Inspir project from Maplewood in the heart of D.C.; and Watermark’s Elite Collection pipeline with developer Silverstone, among others.

Trammell Crow also is working with operator Balfour and real estate investment trust (REIT) Welltower on a senior living community slated to open in D.C.’s Palisades neighborhood, which is near Georgetown. As of last year, that project was slated for a 2023 opening.

And last August, Trammell Crow announced plans for a new community in Alexandria, Virginia, that will include senior living, a medical office building and ground-floor retail.
