Sunrise, Welltower, Hines Make Progress on New Senior Living Highrise in NYC

Another high-rise senior living community from Welltower (NYSE:WELL), Sunrise Senior Living and Hines is coming together in New York City — and now it has a name.

The three companies today announced the new project on New York City’s Upper West Side is called The Apsley by Sunrise.

As planned, the 19-floor community will have 156 units able to accomodate a total of 178 residents. Planned amenities include a spa, care center, outdoor terraces, dining bistro, an art studio, theater and a library with a list of books curated by a local bookseller. A wellness suite and fitness center is also included in the community’s plans, according to the project’s website.

Representatives for the three companies didn’t elaborate on the project when reached by Senior Housing News Monday.

The project is part of a partnership between real estate investment trust Welltower (NYSE: WELL), property management firm Hines and Sunrise Senior Living. Sunrise will assume operations of the community once construction is completed and it opens in the spring of next year, the companies said in a news release.

The three project partners previously collaborated on another community in The Big Apple, Sunrise at East 56th Street, which opened late last year. The Apsley development was first announced in November of 2018.

Project partners also included SLCE Architects and the interior designers at Champalimaud Design, both of which designed Sunrise at East 56th Street. The community’s design is inspired by pre-war residential buildings in New York City, such as The Dakota, a historic apartment building opened in 1880; and the Cathedral Church of Saint John the Divine.

“With the success of our sister property, Sunrise at East 56th, we are confident that The Apsley will serve the needs of New York seniors and their families,” said Sunrise Senior Living Senior Vice President of Operations Denise Falco in a press release.

Welltower Head of Corporate Development John Olympitis added that the project would be a “modern, technologically-advanced community” that caters to “unique lifestyles.”

“The Upper West Side is one of New York City’s most desirable areas, and we sought out this location to give many lifelong New Yorkers the opportunity to remain in their chosen neighborhood,” he said in the news release.

Hines East Region CEO Sarah Hawkins said the Apsley marks “an important milestone” for the company’s NYC portfolio.

“Hines looks forward to delivering a truly unique senior living experience and continuing our partnership with Sunrise and Welltower,” Hawkins said. 

 Though once thought as overlooked for senior living, New York City has come alive with numerous such projects in recent years, including Maplewood Senior Living’s Inspir Carnegie Hill. And more generally, the industry has seen a proliferation in luxury senior living communities with services and prices geared toward the affluent.
